Slab foundation repair in Arlington

Piers, slab jacking and crack sealing: what each does, what Fixr says it costs, and what to ask before anyone drills.

Slab repairs fall into a few families. Which one fits depends on why the slab moved, and that's a question for an inspection, not for a price list. Costs below are Fixr's national ranges from January 2026.

Piers and underpinning

Piers transfer the weight of the house to deeper, firmer ground, and some systems also lift the slab back toward level. Fixr puts underpinning at $10,000 to $40,000 and individual piers at $1,000 to $3,000, with the type (steel, concrete or helical) affecting where in that range you land.

Ask: how many piers, where, how deep, what they're made of, and who designed the layout.

Slab jacking

Material pumped beneath a sunken section of slab fills the void and raises it. Fixr lists mudjacking or slab jacking at $500 to $1,900. It addresses a void or a settled section, not soil that keeps moving, so ask why it suits your house.

Crack sealing

Epoxy injection or other sealing runs $200 to $1,000 per Fixr. It closes the crack. It doesn't stop whatever opened it, so it's usually paired with an explanation of the cause.

Carbon fiber, tiebacks and lifting

Fixr also lists carbon fiber strips ($4,000 to $12,000) and tiebacks ($5,000 to $15,000), which are mostly used on walls, and house lifting ($20,000 to $30,000) for severe cases.

Before anyone drills

  • Ask for the repair plan in writing, with pier locations marked.
  • Ask whether an engineer designed it. Grand Prairie requires a stamped engineer's letter for the permit.
  • Ask whether plumbing will be tested before and after lifting. See slab leaks.
  • Ask what floor elevations will look like afterward, and who measures them.
  • Get the warranty terms, including transfer on sale, in writing.

Questions people ask

What's the most common slab foundation repair?

Pier work is the method most often quoted for a settling slab. Fixr lists underpinning at $10,000 to $40,000, while slab jacking ($500 to $1,900) and crack sealing ($200 to $1,000) address narrower problems.

Does sealing a foundation crack fix the foundation?

No. Sealing closes the crack, but it doesn't address the movement that caused it. Ask what caused the crack and whether it's still moving.
